Charges and Fees

Maintenance Fee

  1. The invoice for the monthly Maintenance Charges payable to TAOA will be sent to you on the 1st of every month. The members have a obligation to pay maintenance fees as they are sharing the cost of managing and maintaining common facilities before the due date (currently 7th) every month.
  2. Levying of the Late Fee is only to make the members aware of their obligations. It is not to be constituted as a right to delay the payment till the month end just because of the Late Fee having been included by the members in the monthly Maintenance Charges.
  3. The responsibility for payment of maintenance and other dues shall solely be that of the members notwithstanding any arrangements that the member may have with others for such payments.
  4. The bye laws of the association stipulate that the society may discontinue all services to the faulting residents if the arrears become overdue for two months or more.
  5. The maintenance shall be paid only in the form of Cheques. The Cheque should be drawn in favour of TAOA, and you are requested to fill in your name & flat No on the back side of the cheque without fail.
  6. The cheque may be dropped in the drop box at the main gate meant for this purpose or handed over at the TAOA office.TAOA cannot accept payment in form of Cash.
  7. The TAOA office (*8 4267) is situated in the Ground Floor of ‘ E’ Block.
  8. The working hours of the office can be ascertained from the Help Dsk (*8 4250, *8 4200) as this is likely to change from time to time.
EB Bill
  1. All the EB cards are generally maintained by the Helpdesk to facilitate the Facility management personnel to co-ordinate with TNEB in taking meter reading for all the flats along with the Common Area Meters.
  2. The cards would be handed over to individual flats as soon as the reading is taken.
  3. It would be the responsibility of the residents to give back the EB cards along with the cheque to the Helpdesk before 10th of the said month to enable the facility management team to organise the payment of electricity bills in time.
  4. The Helpdesk would not accept cash and default payment to TNEB, if any, by any resident due to reasons whatsoever. This would not be binding on TAOA.
  5. The co-ordination in payment of EB bills is simply a honorary service extended by TAOA through the Facility Manager AND IT WOULD BE THE ABSOLUTE RESPONSIBILITY OF the resident to meet the TNEB obligations in time.
Other Charges
  1. Water bill(Taxes and Charges) is to be paid by the individual owners.
  2. Property taxes need to be paid by the owner. They can be paid on a half yearly or yearly basis and are typically due end of March and end of September. An authorized representative from the corporation comes during this period to collect the taxes with prior intimation to the Association.
  3. Other authorized fees/charges, if any, levied by the Association should be met in time so that the standard of services provided to all the residents is maintained.
