Moving In

Specifilcally for Flat Owners
  1. Before buying a flat, check with the treasurer/Facility manager of the complex if maintenance or any other payment is left pending by the previous owner. You will be expected to clear all pending dues before moving in.
  2. Before moving in please ensure you are aware of all the Byelaws and rules of the association, lest it should cause any displeasure later.
  3. If you are a new owner, please ensure that you have signed Annexure – I (Application for Admission as Member) and have submitted the application at the TAOA office. Please also ensure before signing that you have actually read the Bye-laws of the Association, lest there be any misunderstanding later on.
Rules for all
  1. Before moving in please ensure that you have read the Guidelines document and are aware of all the rules for Harmonious Living at The Atrium. .
  2. Fill out the Move-In form , at least 3 days before you move in.
  3. A non-refundable charge of Rs 3000/- (Rupees Three Thousand only) will be levied for moving in to the complex .(Separate Cheque)

  4. In addition, a refundable deposit of Rs 5,000/- (Rupees Five Thousand only) will be collected to replace damaged or broken items affected during the moving in activity. These include broken mirrors and fans in the lifts, broken light fittings and damaged plants along the driveway, chipped tiles/walls along the corridors etc. (Separate Cheque)
  5. The deposit amount will be refunded after deducting the damages if any to the items listed above within 30 days of moving in.
  6. If it is assessed that there is no damage then the deposit Cheque shall be cancelled and returned to the owner/tenant who has moved in.
  7. Please ensure that you make the payment of Rs. 3000/- and Rs. 5000/- in the form of two separate cheques with Name & Apartment Number written at the back of the cheque mentioning that the payment is for “Moving In”.
  8. All household goods will be moved in from the “L Block” gate only, which is located at Sivasunder Avenue. It should be noted that under no circumstance will vehicles be permitted to neither enter the apartment complex nor be allowed to park in front of the main gates in Kalakshetra road.
  9. Please advice your Movers to check out the route that they would be taking to bring in the goods before unloading.
  10. Trolleys are available to offload the luggage at the L block gate. The loaded trolleys will have to be taken to the respective block either through the basement or the driveway.
  11. Instruct the movers to use the stairs for large and heavy baggage/equipments instead of the lift. There is a weight limit on items transported in the lift.(Refer Lifts )
  12. The Facilities Manager must be informed in advance about the date and time of shifting and clearance obtained from the TAOA office accountant with regards to any dues payable to TAOA.
  13. Loading/Unloading is permitted only between 7:00 a.m. - 7 p.m.
  14. Make sure the movers take back the cardboard boxes and the packing material with them in the Van or dump it only in the bins outside the complex. Under no circumstances are these to be left out in the corridors. Contact FM/Housekeeping for any assistance in this regard.
  15. In case you are renovating the house which includes painting and/or masonry work please inform the Facility Manager of the proposed renovation. Ensure you have read the Guidelines/Rules regarding maintenance activity at your apartment. Points to be noted in this regard are:
    1. Do not pour the paint or wash the paint cans in the sink or the bathrooms as they tend to clog the entire piping by forming layers of coating.
    2. Any kind of re-flooring (bathrooms/Kitchens) needs to be done with utmost care as this has a tendency to cause seepage in the ceiling of the apartment (or basement) below.
    3. Please ensure that all work stops by 6:00 p.m. in the evening and no workers are allowed on Sundays.
  16. Each apartment has only one allotted Parking lot in the basement. In case you have more than one four wheeler you will have to make alternate arrangement to park the vehicle, like renting another parking lot in the basement if available. You cannot park it in the Visitors parking area.

Moving Out

  1. Before moving in please ensure that you have read the Guidelines document and are aware of all the rules for Harmonious Living at The Atrium. .
  2. Fill out the Move-Out form , at least 3 days before you move out.
  3. Loading/Unloading is permitted only between 7:00 a.m. - 7 p.m.
  4. A non-refundable charge of Rs 3000/- (Rupees One Thousand only) will be levied for moving out of the complex .(Separate Cheque)
  5. In addition, a refundable deposit of Rs 5,000/- (Rupees Five Thousand only) will be collected to replace damaged or broken items affected during the moving out activity. These include broken mirrors and fans in the lifts, broken light fittings and damaged plants along the driveway, chipped tiles/walls along the corridors etc. (Separate Cheque)

  7. If it is assessed that there is no damage the deposit Cheque will be cancelled and returned by ordinary post to the address mentioned in the Move-out form within 10 days from the date of move out..
  8. Please ensure that you make the payment of Rs. 3000/- and Rs. 5000/- in the form of two separate cheques with Name & Apartment Number written at the back of the cheque mentioning that the payment is for “Moving Out”.
  9. Please fill in the column “In favor of” in the Move-out form to ensure proper refunding of the Deposit cheque.
  10. All household goods will be moved out from the “L Block” gate only, which is located at Sivasunder Avenue. It should be noted that under no circumstance will vehicles be permitted to neither enter the apartment complex nor be allowed to park in front of the main gates in Kalakshetra road.
